Hillview Business Park
A developer is proposing building a 5-building, just under 1-million-square-foot industrial business park on 62-acres of land in the former Twin Cities Army Ammunition Plant (TCAAP) with access at County Rd. I and Fairview Ave. on the border of Arden Hills and Shoreview. This proposed development is separate from the Rice Creek Commons development which is southwest of this development.
The proposed business park of 972,200 square feet is the size of 17 football fields.
This proposed development has not been approved yet and is undergoing a mandatory Environmental Impact Statement (EIS) before it can be approved by the City of Arden Hills. After the environmental review is completed, the developer will need to apply for land use applications with the City of Arden Hills and additional permits with additional agencies depending on the proposed development. There will be opportunities for public input both during the environmental review and land use application process.
